Choosing Your Lot

Finding the right lot can be trying, especially if you are not familiar with the process.

There is much more to consider than simply the size of the lot and its price.

Consider:
  • You will need water. Are you planning to build in an area where wells typically yield enough water for a house? Is the water quality acceptable? Is public water available?
  • You will need to establish a septic system. Will the proper authorities--usually the township--permit you to build a septic system? Will the land accept it? On some lots, the soil type may force you to use a mound system, which is more expensive.
  • Speaking of water, will the lot provide adequate drainage? Ideally, your lot should channel water away from your house.
  • Hilly lots are scenic, but then would the driveway be too much of a challenge in the winter?
  • Will you have a garden? Is the soil type what you desire for planting?
